There is nothing more exciting than an incredible summer vacation getaway. We all want to take a break from reality and have the opportunity to treat ourselves to a wonderful trip. Now you can do that when you pick Galveston as your summer destination. Galveston is the exciting coastal Texas town you want it to be with fun activities and events. Take a look at what to plan for during your Galveston summer getaway:

Take a Splash at Schlitterbahn Waterpark Galveston

One of the best ways for you to cool off this summer when visiting Galveston is by hitting the local water park. Of course we mean Schlitterbahn Waterpark Galveston, the biggest and most exciting water park right here in the city. Schlitterbahn is open every day of the week during the summer season inviting you and your family to a splashing good time.

This water park has everything you could want for a fun day under the sun. Guests will find wild thrill speed slides that will have your body taking fast turns down into the water. This includes the Massiv Monster Blaster, the tallest tower in all of Galveston that will have you turning and going uphill on the slide. If you prefer a milder experience hang out in the lazy river that connects to different parts of the water park. Lay back on your river tube and soak up the sunshine while still cooling off in the water.

If you plan on enjoying a longer stay in the summer here in Galveston, consider purchasing Schlitterbahn Waterpark Galveston’s 2024 season pass for $99 that will get you into the park for free an unlimited number of times; the pass even includes free parking!

Visit the Galveston Island Historic Pleasure Pier

One of the top attractions in all of Galveston can be found at the Galveston Island Historic Pleasure Pier. This is your one stop attraction for all things fun and exciting. This attraction brings together an amusement park right on the water along with plenty of dining and gaming options too. The amusement park section of the pier features thrilling rides that will have you flying over the water; in fact, the Historic Pleasure Pier is one of the few places in the world where you can enjoy an amusement park ride over the water!

The rides include local favorites such as the Iron Shark Coaster, Texas Star Flyer, Galaxy Wheel, and many more. Check out the midway game selection for your chance to win a prize. Games include favorites such as ring toss, big shot hoops, whack-a-mole, and more. The 5D Theater Ride is a great way to escape the heat and enjoy a short film that hits all your senses.

Finally, kick back with some delicious food found right here on the pier. You can enjoy a meal at Bubba Gump Shrimp Company or one of the local food vendors. Of course, you cannot forget to check out the shops on the pier to find the perfect gift to bring back home.

Check Out a Dolphin Tour

With Galveston right on the coast you will want to explore the beautiful Gulf of Mexico with a tour. There is no better tour than the Baywatch Dolphin Tour that will have you tracking down these loveable creatures. Galveston is a home to many common and Atlantic bottlenose dolphins that frolic in the surrounding water. These dolphin tours will take you through the Galveston Harbor for several miles where you get to hear a narration about the history of the area. You will also come away extremely knowledgeable about the dolphins and even get the chance to see them jumping out of the water. Tours depart every half an hour here in Galveston Harbor so make sure you join the fun with Baywatch Dolphin Tours!

Hit the Beach

You cannot visit Galveston in the summer without having an afternoon at the beach. Galveston is one of the top beach destinations in the state of Texas and it features over 32 miles of gorgeous beach scenery. During your stay come visit popular beaches that include Stewart Beach and East Beach that feature clean sandy coastline. Many of the beach areas feature nearby vendors and amenities such as bathrooms close by. Some of our vacation rentals include beach gear for you to use during your stay. If yours does not have any you can always check out local rental shops for anything you need!

Time for Summer is Almost Here

These are the best ways for you to prepare for your upcoming summer getaway to Galveston. Make sure to reserve your favorite vacation rental soon before it gets reserved first. Galveston will be your new favorite summer destination with the family.

It’s hard to imagine anything more exciting than deciding to turn your Galveston home or property into a one-of-a-kind vacation rental. Stepping into this dynamic industry can be life-changing on many levels and for guests, it’s a chance to enjoy an unforgettable journey that just might be the beginning of an annual trip tradition. Galveston is an amazing place to own a vacation rental thanks to the plethora of activities and attractions for guests to enjoy during their getaway—not to mention the mesmerizing views. Those who book their getaway in your Galveston vacation rental will find it simple to round out itineraries with stops at Moody Mansion, the Galveston Island Historic Pleasure Pier, Galveston Island State Park, the Strand Historic District, and more. Of course, before your journey successfully gets underway, there are plenty of things to think about. You want to be set up for success from the beginning, so making sure to keep the following 10 things in mind as a new vacation rental owner in Galveston now is key to reaching your goals in the long run.

Get Comfortable with the Idea of Initial Investments to Make a Profit Down the Road

It’s easy to assume that your Galveston home is ready to go once you decide to start renting it out. However, even the most inviting property requires some upkeep, changes, and improvements prior to hitting the market and these costs are something you’re going to want to get comfortable with from day one. Any good business venture requires some initial investment and a vacation rental in Galveston is no exception. The goal of a vacation rental property is to appeal to as many potential guests as possible, and that means paying attention and investing in the basics and extras that are going to make all the difference along the way. Some of the fixed costs you can anticipate when you’re a new vacation rental owner in Galveston include services like enhanced internet, higher utility bills as the home is used more often, and the cost of keeping your property stocked with various essentials like towels, paper goods, kitchen basics, and beyond.

If you’re working with a property management team, there are startup costs there to consider as well. Beyond these fixed costs, it’s good to keep an open mind around one-time costs that are typical when getting a new vacation rental set up in Galveston. You’ll likely need to attend to minor home repairs to have the property looking new and this could include painting, re-papering walls, fixing floor nicks, upgrading kitchen cabinets, or installing modern appliances, or purchasing furniture that will photograph well for marketing too. Taking time to familiarize yourself with these costs and make a plan will give you leeway in the beginning that can be offset with future profitable earnings as your rental welcomes more and more guests over time.

Consider the Aesthetic and Experience You’re Looking to Create

Before you can rent your vacation home in Galveston out to guests, you’re going to have to start thinking like one. This can be tricky if as a new vacation rental owner, you’re really attached to the aesthetic and décor you’ve maintained in the home. That said, sticking to personal preferences when it comes to interior and exterior home design isn’t always the key to reaching the widest audience of potential travelers. There’s a lot to be said for upgrading your home towards an immersive Galveston-inspired aesthetic that many visitors are looking for when they head this way. Creating a welcoming and unique environment for your guests is a must. This might include replacing furnishings with something more modern, enhancing outdoor living spaces if your property has a great view, or adding a hot tub if you’re finding travelers to this area are looking for something a little more lux to enjoy along the way. From upgrading kitchens so that they include comprehensive appliances to customizing bedrooms with quality mattresses and plenty of closet space, the difference lies in the details, even if those details wouldn’t be your personal first choice.

Going Above and Beyond Is Important

Galveston is a destination packed with opportunities for fun and entertainment. Travelers who come here alongside family and friends have plenty of reasons to head out and enjoy their surroundings. That means that as a new vacation rental owner, you’re going to need to find ways to go above and beyond to provide them with just as many reasons to stay in and enjoy their rental experience. This could take the form of all kinds of features, upgraded amenities, or extras that stand out in the minds of travelers.

In a competitive marketplace, giving your vacation rental something to showcase is important in keeping your occupancy numbers high year-round. Additions to your home rental experience could be as simple as the inclusion of a wine fridge in the kitchen or a grill outside so guests can pick and choose between indoor and outdoor dining. If you’re looking to go bigger and attract more attention to your Galveston rental, amenities like pools, hot tubs, and customized lounge areas are always a good option. Indoors, properties with fun features for families like game rooms and upgraded entertainment centers give guests a reason to spend quality time together while themed kids’ rooms can be the key to getting families to return to a home-away-from-home their little ones love time and again.

If your property is fortunate enough to be close to the sand, or near a preferred trail or area attraction, it’s important to highlight this as often as possible. Upgrading your technology to smart devices throughout is a sure way to appeal to modern travelers looking for convenience built into their stay. To expand your potential guest reach further, it might be worth your while to consider making your property a pet-friendly residence so those heading to Galveston with a canine companion in tow will know they’re welcome with you when other local properties have restrictions in place. Making your vacation rental a place where guests can count on a unique and unforgettable experience is what will inevitably set you apart from the crowd.

Home Care and Maintenance Needs to Be Streamlined

As with any business, there are a lot of unknowns that go into owning a vacation rental. When you have many people settling into your property throughout the year, the chances for potential property damage, the need for repairs, and general maintenance are going to increase. The same can be said for enhanced cleaning practices that keep your property pristine and a healthy and welcoming place for guests to enjoy year-round. While you can certainly attempt to take these tasks on yourself, at Porter, we always recommend working with our property management team as a way to keep on top of these essential tasks. Instead of spending too much on individual services, working with a property management team is a way to streamline your maintenance and home care in a stress-free and efficient way.

The property management team at Porter partners with a variety of local vendors which means guaranteed great rates for our homeowners. We set up scheduled property cleaning and maintenance schedules for homes and specialized amenities like hot tubs and pools as needed. This means no heavy lifting for you, or wondering if the team you hired will show up on time. Additionally, a dedicated maintenance team will be able to get ahead of potential problems before they arise during regularly scheduled walk-throughs. They’re also on hand to handle any maintenance emergencies that might arise during a guest stay. For guests, this is the peace of mind they deserve when it comes to knowing they’ve booked a stay in a clean, safe, and well-maintained home no matter when they arrive. For you, the homeowner, it’s peace of mind knowing your property is well managed and you can focus on the aspects of the business you truly love.

Make Sure You’ve Got Marketing Under Control

Even the most appealing property in Galveston won’t enjoy the occupancy rates it deserves to see if a new vacation rental owner doesn’t take time to make sure every aspect of efficient and successful marketing is considered upfront. It begins with details as seemingly simple as high-quality photos that showcase your staged vacation rental at its best. It ends with making sure your property listing is available across multiple digital channels, and updates to the listing are made in real time as seasonal factors come into play. In a market-driven business, how your home is presented online is vital. It’s essential that professional photos are captured of your home’s welcoming exterior in Galveston as well as all of the unique features that set your property apart.

From there, you’re going to want to make sure that your listing is represented across a diverse portfolio of rental sites. This could include a property management page as well as VRBO, Airbnb, Expedia, Orbitz, and beyond. Once you know where you want your listings to go, masterful marketing comes down to a seamless reservation process. You’re going to want to fully understand how those sites process booking requests and have a full grip on any and all fees that are included so you can be upfront with your guests when they have questions or inquiries.

Understand the Local Marketplace so You’re Pricing Competitively

Pricing is super important when you’re a new vacation rental owner in Galveston. This popular tourist stop sees people heading here all year long, but the seasons certainly set those numbers apart. You’re going to need to understand the dynamic tourism marketplace here in order to make sure your property is priced appropriately and competitively at all times. This requires real-time analytics of your marketing standards as well as a willingness to compete with other rentals nearby. An overpriced home in a busy season is going to be quickly overlooked, while an underpriced property during high season will have you losing money with each reservation. It’s vital to take time to analyze the local marketplace and see where other properties in your area are pricing out at different times of the year. You’ll want to remain flexible enough to adjust prices as needed when things change unexpectedly. This is a specific aspect of business that many new vacation rental owners are happy to hand over to an experienced property management team. When you partner with professionals at Porter, we offer personalized strategies for your return on investment taking your home’s location, traits, and your personal goals into consideration to create a tailored plan of action.

Keep Customer Care a Priority

Running a successful vacation rental in Galveston is never as easy as booking a stay for guests and letting them have their run of the house. It’s a commitment to superior standards of customer care that leads to five-star reviews and guests recommending your home to others in the future. To achieve this, it’s vital that new vacation rental owners make customer service a top priority at all times. This means being available to help answer questions at every step in the booking process as well as during a guest’s visit and beyond. They need to know who they can go to for peace of mind and if you have insider tips and tricks to offer up that personalize their itinerary further, this is another win. You’ll also need to be prepared to handle customer complaints, one-off negative reviews, or property damage during a stay. If you prefer to leave this to professionals who are well-versed in handling any and all customer care situations, partnering with a property management team is a good choice.

No matter how travelers enjoy spending their time away, Galveston is a great place to embrace the best of customized adventures.

But for all of the appeal that Galveston holds for those who are looking to enjoy time away from the hustle of life, it’s also a prime place for homeowners who are looking to step into the vacation rental industry. The great weather, endless fun, and options for entertainment paired with stunning scenery make Galveston a great place for visitors year-round which means vacation rental homeowners have endless potential when it comes to elevating a rental to the level of a world-class hospitality experience that stands out in the crowd. Many first-time vacation rental owners and those looking to boost their existing business wonder if having a property manager in place will make the experience more successful. The resounding answer is yes!

Galveston is a great place to grow your vacation rental business, but to do so, it’s important to have a team of professionals on your side who understand the intricacies of the marketplace and the area. Trying to run a vacation rental on your own takes an enormous amount of time, effort, and investment. Partnering with property management professionals is a sure way to streamline your process while providing your customers with an amazing stay and reaching your profit goals as well. At Porter, our team of property managers in Galveston is passionate about the work we do and fully committed to helping homeowners find their niche in the marketplace while enjoying the process every step of the way too. The following are just a few of the many reasons and ways property managers can help you make your Galveston vacation rental more profitable overall.

You Can Count on Them for Essential Setup Standards

It’s easy to overlook how important initial setup is when you’re just beginning your vacation rental journey or you’re hoping to take your business to the next level. When you partner with property management professionals through companies like Porter in Galveston, you’ll find the peace of mind you deserve starting on day one. Our property management team takes time to do an initial home walkthrough and really look at the details that will make all the difference in your home for guests. We know the marketplace inside and out and can spot features and amenities that will really stand out in a listing.

Beyond the great attributes your home already possesses that can be profitably marketed to potential guests, we make recommendations on upgrades and changes that can save and earn you money in the long run. Sometimes it’s as simple as a fresh coat of paint that’s really going to pop in a photo while other times, our recommendations may lean towards investments that will earn over time. Properties with features like outdoor living spaces, entertainment centers, and even hot tubs can make a huge difference in appealing to larger numbers of annual guests who are heading to Galveston to enjoy a great time with family and friends. Our recommendations are always based on past successes and our management team is happy to help walk homeowners through the improvement process in order to be set up for success at every turn.

Beyond property walkthroughs and recommendations to make your vacation rental more profitable, our team is happy to tackle home staging and professional photographs so our homeowners don’t have to worry about it at all. Instead of shopping around for local photographers who could inflate prices, we’ll make sure you’re working with a knowledgeable expert who has skills specific to marketing vacation rentals right in Galveston. Once your home is looking its best, these photos capture the elements and aspects of your property that will appeal to a wider audience of travelers heading this way.

They Understand the Marketplace and Can Help You Price Your Rental Accordingly

It’s common for vacation rental homeowners trying to take on the entire process alone to become overwhelmed with it comes to pricing. There’s a good chance that without experience, you’ll undersell yourself simply by not keeping up with competitive rates. At the same time, overpricing your home in certain travel seasons can leave your occupancy levels low as travelers flock to nearby rentals that are more appropriately priced for their needs. When you work with the property management team at Porter, we use real-time analytics to make sure your vacation rental is always priced ideally. Our team takes time to adjust pricing as needed and to ensure that your home reflects a competitive price point in all travel seasons too. Once we’ve had time to really get to know the homeowners we work with and their specific profit goals, we can tailor our approach to year-round rental pricing even further.

You’ll Fit Seamlessly into an Established Marketing System

One of the more difficult aspects of having a vacation rental anywhere on the map for independent owners is trying to figure out how to successfully market a property. Even the most spectacular home in Galveston can go unnoticed by prospective guests if it’s not listed on the most visible platforms out there. Property owners who decide to partner with Porter will love how easy we make it to infuse your property into our successful marketing system. This not only saves you time, but money as your property automatically makes its way to top-rated platforms and enjoys the exposure online that it deserves. We’re entirely transparent about our fees, so you won’t have to worry about hidden agendas or price points like you might when you’re trying to list on your own. Our marketing elevates your property’s booking potential through the use of SEO, multi-platform outreach beyond our own site, and email marketing campaigns paired with social media outreach too. Combined, you’re sure to see booking improvements in no time.

You Can Leave Daily Management to Them and Focus on What You Love Instead

Working with a professional property management team will inevitably save you a lot when it comes to daily management. At the beginning of your vacation rental ownership journey, it’s easy to overlook what could go wrong when you’re excited about all that might go right. However, just like any business, planning for all possibilities is key to financial success and vacation rentals are no exception to the rule. Working with a property management team means you’ll have a built-in maintenance crew fully dedicated to making sure your property is always at its best for guests and can get ahead of issues before they even arise.

At Porter, we maintain a strict home evaluation schedule to keep up with the highest of safety standards at all times. In addition to our regularly scheduled walkthroughs and maintenance checks, we work with a trusted lineup of local vendors so that if something does happen, we can have it fixed with a quality and budget-friendly setup in mind. The same goes for emergency scenarios during guest visits. Instead of homeowners having to pay out of pocket to fix plumbing issues during a guest stay, our team has a professional already lined up who is ready to remedy the problem at a cost that’s reasonable. We also have a team of talented cleaning professionals in place that have properties shining before guest arrivals and cleaned up impeccably after guest stays to ensure a wonderful, safe, and healthy experience from start to finish.

Amazing Customer Care Means Return Guests and Referrals

A lot of time, energy, and funds can go into trying to provide top-of-the-line customer care on your own when you don’t have a property management team on your side like Porter. When guests know exactly who to turn to, they not only have an amazing stay but are more inclined to give referrals and leave five-star reviews on your property too. All of these combined lead to profitable outcomes for homeowners making a property management team a vital part of the customer care experience. At Porter, we’re a one-stop resource for guests from booking through arrival. We make sure the reservation process is smooth and streamlined, while also providing a readily available resource for any questions, issues, or inquiries that might arise during a stay. We’re local, so we’re more than happy to help guests customize their itineraries in Galveston and can make recommendations on local activities and attractions they might otherwise overlook. We handle any and all questions about fees and work tirelessly to make sure that every guest feels valued and welcome from the very moment they step through the door of your rental home.

You Won’t Lose Money Overlooking Complex Details

It’s easy to get lost in the complex details of owning a vacation rental in Galveston when you’re trying to handle everything on your own. By partnering with the professional property management team at Porter, you can rest easy knowing that we have everything under control on your behalf, down to the complex details that can ultimately make all the difference in your bottom line. Some of these details include vacation rental taxes and making sure information is in order when it’s time to file. We’re also happy to help when it comes to keeping up with any issues that arise with property damage after a guest’s stay and how that fits into travel and property insurance that’s in place. Because we’re local, we keep tabs on any and all vacation rental ordinance changes specific to the Galveston area and can make sure your property is always in compliance. This means not having to worry about unexpected fees because you weren’t aware of small but important area changes or regulations along the way. If guests are wondering about rules regarding pets or noise in the neighborhood, you won’t have to worry about any of it because our team is here to follow up instructions with area regulations that make it clear as to your property’s guidelines.

Visit Local Museums

Memorial Day is an annual holiday where we celebrate and commemorate our nation’s armed forces. Galveston offers several local museums in town where you can take a look back into the Navy’s presence here in the area. With Galveston having a port it has served as an important local for naval forces. The Texas Seaport Museum is one local museum that is housed alongside the Elissa, a historic vessel that was originally built in 1877. This fascinating vessel was saved from a scrapyard and still makes outings to sea. The onshore museum will detail the ship’s history along with the Port of Galveston. Visitors can also head over to Seawolf Park here in Galveston for more naval vessels. This park features World War II era submarines and destroyers on display. The park features holiday events throughout the year including Memorial Day. Seeing these incredible vessels up close is an exciting way to spend your Memorial Day holiday this year in Galveston.

Visit the Ocean Star Offshore Drilling Rig and Museum

Another great way to take a look into the historical aspect of Galveston is by visiting the Ocean Star Offshore Drilling Rig and Museum. The Gulf of Mexico has been a booming oil industry for decades and the local oil rigs and supply vessels show it. The Ocean Star Offshore Drilling Rig and Museum is an actual oil rig that was built in 1969. You will be able to visit many locations in the rig including the pipe deck and interactive displays. This is a fascinating and unique way to explore the oil and energy field here in Texas.

Day at the Beach

Nothing quite says summer like a day at the beach, and Galveston can more than provide that. Galveston is home to miles of beaches along the coast where you can lay back and take in the sunshine. Specifically, Galveston has the Seawall that stretches for over 10 miles that allows for calm turquoise water to splash around in. One of the best beaches in town to stop by over Memorial Day is Stewart Beach. This beach offers a family friendly environment complete with restrooms, showers, beach equipment rentals, concession stands, kids’ playgrounds, and lifeguards on duty. This is the ideal beach experience for laying out on the sand or taking a dip in the water. For a beach experience that takes you further out into nature, head over to Galveston Island State Park. This area offers boardwalks to explore along with bird watching and kayaking as exciting activities. You simply cannot go wrong with a day at the beach in Galveston.
